Selling and buying a home at the same time: where to start

It is one of the most common situations: you want to move. You sell the home you have, you buy a new one. Simple in theory. In practice, full of variables that are worth understanding before you act.

The first question to ask is not “how much is my home worth”. It is “where do I start”: do I sell first or buy first? The answer depends on each person’s financial situation — and it changes everything else.

First question: can you afford to buy without selling first?

If you have the resources to purchase the new home without waiting to receive the proceeds from selling the old one — cash, a mortgage that covers both, or a bridging loan — then the most straightforward path is to buy first.

You buy the new home, renovate it at your own pace if needed, and move when you are ready. At that point you put the old one on the market without pressure, without the constraint of having to find a buyer by a fixed date. You sell better, probably at a higher price, because you can afford to wait for the right offer.

It is the least stressful route. If the circumstances allow it, it is almost always the recommended one.

If you need to sell first

If you do not have the resources to buy without first receiving the proceeds from the sale, then you need to sell first. And it is essential to know this clearly from the outset — not to discover it halfway through the process.

Knowing you need to sell first means: knowing precisely how much you will have available once the sale completes, searching for the new home with the awareness that timing does not depend on you alone, and having a plan B for the interim period. Because selling and buying do not always fit together perfectly at the first attempt — and finding yourself without a home for a few weeks or months is something to plan for in advance, not to discover at the last moment.

The question not everyone wants to be asked

When someone arrives with the idea of selling and buying at the same time, the first thing to do is not calculate prices. It is to understand the real financial situation: what is in the bank, whether there is an outstanding mortgage and how much remains, whether the bank is willing to finance the new purchase before the sale completes.

This is a conversation not everyone wants to have straight away. Sometimes clients prefer to put it off, imagining things will work themselves out. But arriving prepared is always better than discovering problems when you are already in the middle of a negotiation — with a buyer waiting on one side and a new home that risks falling through on the other.

A good agent asks these questions at the start, not after. Even if the answers can be uncomfortable.
